BOOKING TERMS & CONDITIONS
1) Bookings
a. Reservations can be made through our website, by email or by telephone, and will only be taken from persons over the age of 18 years.
b. Provisional reservations will be held for a maximum of 2 days to allow you time to make your non-refundable deposit payment.
c. Your contract with us will begin when we issue you with your confirmation invoice. Your contract with us will be on the terms set out below.
d. All bookings are formally confirmed by us when we issue you with your booking summary. The booking summary will set out the details of the accommodation or pitch booked, the dates booked, the total amount payable for your booking and the dates on which payments are due. Please be aware that gazebos, extra car, pup tents may attract additional charges. These are clearly set out on the tariff on our website and when booking online.
e. Please ensure your tent/caravan awning (including ropes), and car plus any extras fit into this space without encroaching on the next pitch and does not extend onto the adjacent pitches. If your set-up is very large you will need to book 2 pitches. No tents are allowed on pitches 3 & 4 apart from one or two person pup tents, awnings erected on the grass can only be used with an approved breathable carpet, the grass is for your enjoyment and for future visitors.
f. You as the person making the booking, will be responsible for all members of your party.
g. You must notify us at the time of making your booking if you intend to bring your dog(s), as our holiday Pods are pet friendly along with the campsite. Pets are not allowed in The Loft or Linney accommodation. The maximum number of dogs allowed is 2 unless by prior arrangement.
h. Bed linen is not provided as standard in your holiday Pod accommodation but is provided in The Loft and Linney.
i. Please let us know of any special requests at the time of booking, and we will do our best to accommodate you. Sometimes guests request specific pitches, or pitches together. Please be aware we can’t always guarantee this.
j. Please check your booking confirmation carefully as soon as you receive it. If any information is incorrect, we ask that you let us know.
2) Paying for your booking
a. For bookings made more than 4 weeks in advance of your arrival date, a non-refundable deposit of 30% will be requested. The remaining balance will be payable by the date set out in your booking form which will be 4 weeks before your holiday starts. You will receive a reminder by email.
b. For bookings made less than 4 weeks in advance of the arrival date, you must pay the total amount of the booking at the time of the booking.
c. If you do not pay the invoice price of your booking by the date it falls due, we will email you and text you with a reminder. If you fail to make payment of the invoice price in full within 14 days of the due date, we will assume that you wish to cancel your booking. If this happens, your booking will immediately be cancelled and cancellation charges set out in clause 5 will apply.
3) Pricing accommodation/pitches
Once you have made your booking, the price of your holiday will not be subject to change, unless you make any alterations.
4) Alterations
a. When you book you must provide us with the number of people intending to occupy the accommodation or pitch for the duration of your booking. You must notify us of any change in this number as soon as possible, prior to your arrival date.
b. If you wish to make a change to your booking, such as an alteration to the type of accommodation/pitch or the date of your booking, you must notify us as soon as possible. We will endeavour to accommodate your request, if we are able to assist you with making your requested amendment there may be an increase in the cost of your holiday which we ask for payment of at the time of making your request. We do not currently charge for amendments.
c. Please note that should you wish to extend your stay beyond the booked dates, there is no guarantee that the same accommodation/pitch will be available.
5) Cancellation of your holiday booking
a. The deposit paid is non-refundable, and the refund amounts shown are from the balance payment
b. You may cancel your holiday at any time. Cancellation will be effective from the date it is received by us.
c. The closer your cancellation notice is to the start of your booking, the less likely it is that we will be able to re-sell your accommodation or pitch.
d. As the booking date of your holiday approaches. Our cancellation charges therefore are:
1. Greater than 6 weeks 100% refund less the non-refundable deposit.
2. Between 4 and 6 weeks 50% refund less the non-refundable deposit.
3. Less than 4 weeks no refund.
6) Holiday insurance
The cost of your booking does not include holiday cancellation insurance. In order to protect against the unexpected, we strongly advise that you consider taking out a holiday cancellation insurance policy.
7) Change or cancellation of the holiday by circumstances beyond our control.
a. We do not expect to have to make any changes to your booking once it is confirmed, however sometimes problems arise and bookings have to be changed or cancelled. We will only do this if it becomes necessary to do so for reasons that are unforeseen at the time of you making your booking which are beyond our reasonable control or if essential remedial works are required to your holiday accommodation or pitch.
i. We will promptly contact you to let you know.
ii. If we offer alternative accommodation or pitch, you may still choose to cancel your booking and we will refund the payments you have made to us in full.
iii. We will not be liable for compensation, or be responsible for any failure to perform any of our obligations under these terms caused by an event outside our control.
b. Events outside our control include, but are not limited to, war, threat of war, riot, terrorist activity, industrial action, flooding, explosions, infestations, natural or nuclear disaster, fire and adverse weather conditions.

8) The Loft and Linney
a. All members of your party must be included in the number shown on your booking summary, and the total number including children and babies, must not exceed the maximum occupancy specified by us for that accommodation. The remainder of your holiday may be at risk if you are found to be exceeding the permissible limit as this will invalidate our insurance.
b. Electricity, barbecue gas, water and heating are all included in the cost of your holiday.
c. Bed linen (sheets etc, duvets and pillows, towels and tea towels) are provided but If you prefer to bring your own, please advise us when booking.
d. Potential visitors to your holiday accommodation are welcome but please advise us. They are not permitted to stay overnight unless by prior arrangement.
e. There is space for one car with your accommodation. Any other vehicles must be parked as advised.
f. Barbecues are provided.
g. You are expected to leave your accommodation in a clean and tidy condition and to the very standard you found it in upon your arrival. You must not allow the holiday accommodation to be used for any dangerous, noisy, illegal or immoral activities. You must not cause a nuisance or annoyance to us or any other guests staying at Lane End .
h. Any breakages and damages should be reported immediately. A charge may be made. NO CANDLES ARE PERMITTED INSIDE THE LOFT AND LINNEY.
i. Arrival time – any time between 3pm and 8pm. If a later arrival is required or in case of an emergency whilst travelling to please contact us.
j. Departure time – by 10am on the day of departure.
k. Arrival and departure times may be flexible but we ask that you enquire first.
m. For the purpose of maintenance, we reserve the right to enter accommodation as necessary, even in the absence of the occupants. Notice will be given except in cases of emergency.
9) The Red and Green Pods.
a. All members of your party must be included in the number shown on your booking summary, and the total number including children and babies, must not exceed the maximum occupancy specified by us for that accommodation. The remainder of your holiday may be at risk if you are found to be exceeding the permissible limit as this will invalidate our insurance.
b. Electricity, charcoal barbecues (but not charcoal), water and heating are all included in the cost of your holiday.
c. Bed linen is not provided. We ask you to bring your own sheets, pillows and duvets or sleeping bags.
d. Potential visitors to your holiday accommodation are welcome but please advise us, they are expected to follow the rules of the site. They are not permitted to stay past 11pm.
e. There is space for one car with your accommodation. Any other vehicles must be parked as advised.
f. Your own barbecues are permitted but we ask you to use the slabs/concrete blocks provided to protect our grass or property.
g. You are expected to leave your accommodation in a clean and tidy condition and to the very standard you found it on your arrival. You must not allow the holiday accommodation to be used for any dangerous, noisy, illegal or immoral activities. You must not cause a nuisance or annoyance to us, our employees or contractors, or any other person using our park.
h. Any breakages and damages should be reported immediately. A charge may be made. NO CANDLES ARE PERMITTED INSIDE THE PODS.
i. Arrival time – any time between 3pm and 8pm. If a later arrival is required or in case of an emergency whilst travelling to the park, please contact us.
j. Departure time – by 10am on the day of departure.
k. Arrival and departure times may be flexible outside of high season, but we ask that you enquire first.
m. For the purpose of maintenance, we reserve the right to enter accommodation as necessary, even in the absence of the occupants. Notice will be given except in cases of emergency.
10) Touring and Camping
a. On arrival, please make your way to your allocated pitch (a map was provided upon booking.)
This is a Self-Check In site with no reception, please ensure you set up within the boundaries of your pitch. No tents are allowed on pitches 3 & 4 apart from one or two person pup tents, awnings erected on the grass can only be used with an approved breathable carpet, the grass is for your enjoyment and for future visitors. Also see clause 1e.
b. Electric hook ups are fused @10 amps. Our hook up points have the standard round 16amp socket and guests will need to provide their own mains power cable that is compatible with our hook ups. We recommend your cable is 20m long.
c. Potential visitors to your pitch are allowed but please advise us in advance and are expected to adhere to the rules of the site. They are not permitted to stay past 11pm.
d. There is space for one car on your pitch. Any other vehicles must be parked as advised.
e. We welcome the use of contained fire pits and barbecues. We ask these are raised off the ground using the slabs/concrete blocks allocated to your pitch to avoid damaging the grass but please respect your neighbours especially when using firepits with regard smoke and overhanging branches, Open campfires are not allowed on site but there is a fire pit provided for communal use provided in the wood.
f. Arrival time – any time between 3pm and 8pm, unless by prior arrangement or in case of an emergency whilst travelling to the site, please contact us. Please be aware that it is not possible to pitch a tent after 10pm.
g. Departure time – by 10am on the day of departure, unless by prior arrangement.
h. Arrival and departure times are flexible outside of high season.
11) General Rules.
a. We reserve the right to expel any guests for conduct detrimental to our site/accommodation rules, or comfort of other guests. This includes behaviour that is noisy, offensive, illegal or disruptive to others, and no refund will be given in these circumstances.
b. The site does not allow stag or hen parties, (unless by prior arrangement)
c. Please drive slowly whilst on site with special regard to children and pets.
d. Our quieter time is between 11pm and 8am. Please be respectful for your fellow campers.
e. Pitches and areas around The Pods and The Loft and Linney must be kept tidy, with all rubbish placed in the bins provided.
f. We do not have a facility to charge hybrid cars. You are not permitted to charge your car using the holiday home or pitch electricity supply. Please ask for details of the nearest local EV charging services.
g. Fireworks and Chinese lanterns are not permitted on any part of the site unless by prior arrangement.
h. Dogs are welcome at Lane End Camping and Glamping and must be kept on a lead. Under no circumstances should dogs be left in accommodation unattended. Please check our rules for pets on our website. PLEASE CLEAR UP AFTER YOUR PETS AT ALL TIMES.
i. Digging up of plants, cutting or damaging trees and other vegetation is prohibited and the natural conditions are not to be disturbed.
j. No refunds can be given if guests decide to leave before the end of the booked holiday, unless you do so as a result of one of the reasons listed in clause 7.
k We do not accept bookings from or allow anyone to stay at Lane End who is listed on the Violent and Sex Offenders Register (or any register which supersedes this). By making a booking, you are confirming that no one in your party is on this register.
l. All our indoor accommodation and facilities are non-smoking and this includes the use of e-cigarettes.
m. Children must be supervised by parents or guardians throughout the holiday, and use of our equipment is at your own risk.
n. Bicycles, mobility vehicles and scooters (not motorised) are allowed on the site provided they are ridden slowly and with care. No cycling after dusk for your safety.
o. We endeavour to ensure that all services and facilities are available to you during your stay. If facilities are not available due to circumstances beyond our control, no liability will attach to us and you will not be entitled to a refund. See also Force Majeure.
p. Lane End cannot accept responsibility in respect of any personal injury or loss/damage to visitors and their property howsoever caused. All property left on site is done so entirely at your own risk. All members of your party are responsible for any damage, loss or injury caused to third parties or their property.
q. As a matter of courtesy please do not walk across the pitches of other guests.
r. FORCE MAJEURE – We regret we cannot accept liability and no compensation will be payable where the performance of our contract with you is prevented or affected by ‘force majeure’. In these fair-trading terms, ‘force majeure’ means any event which we or the supplier of the service(s) in question could not, even with all due care, have been foreseen or avoided. Such circumstances may include war, threat of war, riot, civil strife, industrial action, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions, and all similar events outside of our control.
12) Complaints
a. If a guest has a complaint concerning any aspect of the services provided by us, we ask you to contact us immediately, or as soon as is reasonably practicable, and in any event before the end of your stay. We will then do all we can to resolve the matter to your satisfaction.
b. It is specifically agreed between the parties that failure by the guest to notify the proprietor of any complaint in accordance with the timescale set out in clause 11a will entitle the proprietor to refuse to entertain the complaint, irrespective of the merits of the complaint.
c. If any problem with the accommodation or pitch, or the site means that we have to cancel your booking, if we are at fault, we will refund payments made for the accommodation not yet provided to you.
d. As a consumer you have legal rights in relation to this agreement. Advice about those rights is available from Citizen’s Advice Bureau or Trading Standards. Nothing in these terms and conditions will affect these rights.
13) Fire Regulations.
Fire safety should be adhered to at all times, there is fire safety equipment provided around the site and in the Loft and Linney.
